What is building occupancy percentage and how is it calculated?

The building occupancy percentage tells you how much of your building's rentable space is currently leased out to tenants.

Formula

Occupancy % = (Total Rented Area / Total Rentable Area) × 100

Example

• Building total area: 5,000 m²
• Rentable area: 4,000 m² (excludes structural walls, mechanical rooms, etc.)
• Currently rented to tenants: 3,200 m²
• Occupancy = 3,200 / 4,000 = 80%

Where these numbers come from

• Total Rentable Area: Set when creating/editing the building (building's "rentable_area" field)
• Total Rented Area: Sum of all rented_area values from active building locals that are assigned to tenants

What it affects

• Building overview statistics on the dashboard
• Common area cost allocation when using "proportional_to_occupancy" mode
• Reporting and portfolio overview metrics

Common issues

• Occupancy shows 0%: No building locals have been created or no tenants are assigned to locals
• Occupancy shows over 100%: The sum of local rented areas exceeds the building's listed rentable area — update either the building's rentable area or the individual local areas
• Stale percentage: Tenant assignments or local areas were updated but the dashboard hasn't refreshed — reload the page
