How do I add a local (unit) to a building?
Locals (units) are the spaces inside a building that tenants rent — an office, a shop, a storage room. Tenants are assigned to locals, meters can be assigned to locals, and cost allocation uses their areas, so add them right after the building.
Steps
- Go to Buildings → open the building → Units tab → Manage Locals (on an empty building: Add First Unit).
- Click Add Local and fill in:
- Name — e.g. "Unit 101" or "Office, 3rd floor".
- Type — office, retail, store, warehouse, apartment, storage, parking, common area or other.
- Floor and Area (m²) — the area is required; it is what the tenant's billable area and area-based cost allocation are built from.
- Rent /m² — optional.
- Save. The summary above the list adds up the locals' area against the building's rentable area and warns when the locals add up to more than the building has.
Tips
- A tenant's billable area is the sum of the locals assigned to them, so get each local's area right.
- Use the type Common Area for shared spaces (lobby, corridors) you want to track separately.
- Deleting a local that has tenants leaves those tenants in the building without a local — reassign them first.
- A local can be rented by one tenant at a time; when a tenant moves out, the local becomes available again.
