How do I calculate the payback period for a floor renovation?
The chatbot can calculate renovation payback periods using your actual floor area data.
How to ask
Tell the chatbot the floor number, your renovation budget, and the expected monthly rent per m². Examples:
- "How long to pay back a $100,000 renovation on floor 3 at $10/m²?"
- "Calculate renovation ROI for floor 2, cost €80,000, rent €12/m²"
- "Planning to renovate the 3rd floor, cost is $100,000 with $10 rent/m2, how long is the payback?"
What the calculator does
- Looks up the total rentable area for that floor from your configured building locals
- Calculates monthly income = total floor area × monthly rent per m²
- Calculates payback period = renovation cost ÷ monthly income
- Returns a full breakdown: floor area, unit count, monthly income, annual income, and payback in both months and years
Example result
Floor 3: 450.0 m² across 6 unit(s). At USD 10.00/m²/month → monthly income USD 4,500.00, annual USD 54,000.00. Renovation cost of USD 100,000.00 pays back in 22.2 months (1.9 years).
Floor area must be configured in Locals
The calculator reads area from "building locals" — the individual units you define for each floor. If no locals exist for that floor, the chatbot will let you know and guide you to set them up.
To add locals: go to Buildings → select your building → Locals tab → Add Local. Set the floor number and area in m² for each unit.
Optionally scope to a specific building
If you manage multiple buildings and want the payback for a specific one, mention the building name so the chatbot can look up its ID. Without a building filter, the calculator sums all units on that floor number across all your buildings.
