How are buildings, locals, and tenants connected?

The platform organizes properties in a hierarchy:

Building → The top level. A physical property with an address, total area, and rentable area. Everything belongs to a building.

Building Local (unit/area) → A physical space within a building. Examples: "Office 301", "Retail Unit A", "Warehouse Section B". Each local has:

  • A unit number/name
  • Rented area (m²)
  • Purpose type (office, retail, warehouse, residential, etc.)
  • Start/end dates for its availability

Tenant (lessee/occupant) → A person or company that rents one or more locals. A tenant is linked to locals through an allocation, and one tenant can rent multiple locals across different buildings.

The connection chain

Building → has many BuildingLocals → each local can be assigned to a Tenant. Meters are assigned to the building or to a local — never to a tenant.

How this affects meters and billing

  • Building-level meters measure total consumption for the whole property
  • Local-level meters are assigned to specific units
  • A tenant is billed for the meters on the locals they occupy, so a meter stays in place when tenants move in or out
  • Cost allocation distributes building-level costs to tenants based on their rented area, occupancy time, or custom factors

Example

A commercial building has:

  • 1 main electricity meter (building-level) → shows in Energy dashboard
  • 3 office locals (Office 201, 202, 203) each with sub-meters
  • 2 tenants: Company A rents Office 201+202, Company B rents Office 203
  • Cost allocation splits the building's total electricity bill proportionally by rented area

Where to manage: Buildings → select building → Units tab for locals, Tenants tab for tenant assignments.
