What is vacancy cost sharing and how does the slider work?

Vacancy cost sharing controls who pays common area costs for empty (unoccupied) units in your building. When not all units are rented, there is a gap — the common area costs attributable to vacant space. The vacancy_cost_share_pct setting determines how that gap is split between you (the building owner) and your existing tenants.

The slider: On the Cost Allocation page, when you select a building that is less than 100% occupied, an amber "Vacancy Cost Sharing" panel appears with a slider from 0% to 100% (in steps of 5%).

What the percentage means

  • 0% (default) — you, the owner, absorb all common area costs for vacant units. Tenants only pay for the occupied portion.
  • 50% — the vacant-space costs are split evenly between you and the tenants.
  • 100% — tenants pay all common area costs, including the portion for vacant units. This is equivalent to the old "force full allocation" mode.

Example

  • Building: 1,000 m² rentable, 200 m² common area
  • Tenant A rents 600 m², Tenant B rents 200 m² → 80% occupied, 20% vacant
  • Monthly common area costs: €2,000
  • Vacant portion of common area: 20% × €2,000 = €400

With vacancy_cost_share_pct = 0%: Owner pays the €400 gap. Tenants split the remaining €1,600.
With vacancy_cost_share_pct = 50%: Owner pays €200, tenants split €1,800.
With vacancy_cost_share_pct = 100%: Tenants split the full €2,000.

Where to set this: Cost Allocation → select your building → the "Vacancy Cost Sharing" slider appears when occupancy is below 100%. Changes save automatically when you release the slider.
