How does a building-level meter's consumption get split to tenants?

When a meter is connected at building level (e.g., the main electricity or heating meter), its consumption needs to be distributed to individual tenants for billing. This is done through distribution rules.

The chain: Building Meter → Distribution Rule → Distribution Allocations → Locals → Tenants

1. You have a building-level meter — for example, the main electricity meter measuring the entire building's consumption.

2. You create a distribution rule for that meter. Go to Buildings → select building → Meters tab → select the building-level meter → Distribution. Give the rule a name (e.g., "Main Electricity Split") and choose a distribution method.

3. You add allocations per local. Each building local (unit) gets a percentage of the meter's total consumption. For example: Office A = 35%, Office B = 25%, Retail C = 20%.

Five distribution methods are available

• Fixed percentage — you manually set each local's share
• Proportional area — the system calculates shares based on each local's area_sqm relative to total local area
• Proportional occupancy — based on headcount or occupancy levels
• Equipment based — based on installed equipment capacity (heat exchangers, radiators, fan coils, etc.)
• Custom formula — a custom calculation for special cases

The unallocated remainder is the common area share. If your allocations sum to 80%, the remaining 20% represents common area consumption (lobbies, stairwells, etc.) that the building owner absorbs or redistributes separately.

Important: The total of all allocation percentages must not exceed 100%. The system validates this when you save.
