What is Inbilit and what does it do?

Inbilit is a property management platform built for commercial real estate managers, landlords, and facility operators. It brings together everything you need to manage buildings, tenants, energy consumption, and billing in one place.

What you can do with Inbilit

  • Manage your building portfolio: Add buildings, define units (locals), assign tenants, and track lease details — all from the Buildings section in the sidebar.
  • Track energy and water consumption: Connect your utility meters (electricity, heating, cooling, gas, water, waste) and see real-time consumption data in the Analytics dashboards. Data flows in automatically from API connections, file uploads, emailed reports, or webhooks.
  • Bill tenants accurately: Use the Billing module to generate invoices based on actual meter readings, allocate shared costs fairly using configurable allocation methods (by area, by hours, equal split, or custom percentages), and send bills directly to tenants.
  • Upload and process utility invoices: Import your invoices from utility providers. The system matches invoices to meters automatically using meter numbers, so you can verify costs and pass them on to tenants.
  • Generate reports: Create detailed consumption and cost reports filtered by building, time period, or energy type. Export them for stakeholders or regulatory compliance.
  • Give tenants portal access: Tenants can log in to see their own consumption data, download invoices, and view their lease details — without seeing other tenants' data.

Who is it for? Property managers, building owners, facility managers, and energy consultants who manage commercial or mixed-use properties and need clear visibility into consumption and costs.

Where to start: If you are new, head to Buildings in the sidebar to add your first building, then add meters and connect data sources.
