inbilit is a property management platform built for commercial building owners and managers who want to spend less time on admin and more time growing their portfolio.
What We Do
We built inbilit to solve a straightforward problem: managing commercial buildings involves too much manual work. Tracking invoices, allocating costs to tenants, generating bills, and keeping tenants informed shouldn't require spreadsheets and endless email threads.
Our platform handles the full workflow — from AI-powered invoice processing and smart cost allocation to tenant billing and a self-service tenant portal. Building managers get a clear overview of their operations, and tenants get transparency into their charges.
How It Works
Invoice Processing
Drop in invoices and our OCR engine extracts, categorizes, and links them to the right building automatically.
Cost Allocation
Set custom rules per building to fairly distribute shared costs across tenants based on area, usage, or fixed splits.
Tenant Billing
Generate and send tenant bills with full breakdowns so every charge is transparent and auditable.
Tenant Portal
Tenants access their own portal to view bills, download documents, and submit maintenance issues.

Our Approach
We believe property management software should be simple to use, secure by default, and priced fairly. Every database query is scoped to your account, and an automated check blocks code that isn't. Data is encrypted in transit and at rest, and the application and its database run in the EU (Frankfurt, Germany) for every customer.
We charge a flat monthly fee based on portfolio size, with no hidden costs and no long-term contracts. Every plan starts with a free trial — no credit card required.
Security & Privacy
Your data is hosted in the EU, on Fly.io and Supabase in Frankfurt, Germany. Some services we use, such as e-mail delivery and the optional AI features, process data outside the EU; they are listed in our Privacy Policy.
